Plan modifications

Modifications are offered to help you personalize one of our existing plans. Everything is done in-house which allows us to help you save on customized plans.

Most changes can be made to our plans at no extra cost.
   
Common examples include:

    - Adding, removing, changing, or moving doors and windows.

    - Shifting walls.

    - Changing from siding to brick or vice versa.

    - Adjusting the plan to slightly add or reduce square footage.

    ... and many other such modifications.

Simply indicate these changes in the "Order instructions" during checkout. You will receive a sketch via email in pdf format for review before completion and delivery. This ensures the plan has the changes incorporated as requested.

*More advanced modifications may require fees depending on the complexity.


*In cases of advanced modifications, a plan review may be required in order to evaluate how your changes may affect the overall plan/layout and whether additional adjustments may be necessary.

You may also consider converting your plan order to CAD files. These are dwg files sent for use by a local design professional to assist you in making extensive changes in order to achieve the final design that suits your needs, address specific local codes and/or site conditions, etc.

Exclusions:
Modifications are not included on Study Set orders. Additional fees may apply if you need the study set with changes for review purposes.

*Crawl space plans are NOT part of our modifications policy. Your builder can help adapt to this foundation type if required.

*Listing your changes in writing helps us keep your requests recorded and organized for review and accuracy.

* Free modifications, upon qualification, are only available at the time of purchase. Changes requested to completed orders that have already been delivered, including digital products, may be subject to additional fees.

Notes:
1) All changes covered under this policy are made at the sole discretion of PlanSource, Inc.

2) The final cost to change an existing design is determined by the complexity of the plan and the types of changes you wish to make. Not all changes will qualify for our free modifications offer.

3) If changes are requested and made to a plan that has already shipped, regardless of format, additional fees may apply.

4) At times, changes are requested that greatly expand the footprint of a building. In those cases, the printed scale may be reduced in order to fit the page.

5) Changes must be listed or otherwise noted in the order instructions during checkout or they will not be included.

6) When approval of preliminary drawings is received on Friday, it may be the following week before work proceeds on your modifications, depending on times and scheduling.

7) Modified plans or sheets will be delivered in the same format as the initial order.

8) When a change request is made to have brick rather than siding exterior, the brick ledge will be added to the existing building footprint, keeping the exterior stud measurements of the stock plan.
